Turn the water back on

To turn the water back on at a shore house after winter, close every drain and tap the plumber opened, open the main valve a quarter at a time, bleed air from each faucet starting with the one nearest the main, then stand by for an hour and look for drips.

Bring

  • A flashlight
  • The plumber's closing notes, if you had the house winterized
  • Old towels and a bucket
  • Your phone with the water utility's number saved (not for inside use if you ever smell gas)

The procedure

  1. Find the closing notes. If a plumber winterized the house, ask what was opened, which drain caps were removed and whether antifreeze went into traps. Reopening is far easier when you know what was done.
  2. Close what was opened. Shut every faucet, the outdoor shower valves and hose faucets. Put back drain plugs and caps on low points and on the water heater drain if the plumber left them off.
  3. Check the water heater is not powered. An electric tank must be full before its breaker goes back on. Leave the heater for OD-3.
  4. Open the main slowly. Turn the main valve a quarter of the way, wait a minute, then another quarter. Fast opening slams water and air into dry pipes and can loosen fittings that sat all winter.
  5. Bleed the air. Open the cold side of the faucet nearest the main until the sputtering stops, then work outward floor by floor. Do the hot side after the water heater is full.
  6. Flush toilets twice. If antifreeze went into traps and bowls, flushing clears it from the bowl.
  7. Watch for an hour. Walk the house and the space under it with a flashlight. Look at joints, shutoffs under sinks, the washer hoses and the ceiling under bathrooms.
  8. Plumber's step: if a pipe split over winter, or you find a steady drip at a fitting you cannot reach, shut the main again and call a licensed plumber. Repairs to the water lines are their job.

How do you know the house was really drained last fall?

Ask the person who closed it. On a winterized house the main is off, faucets were left open and the plumber usually tags or notes what they did. If nobody knows, open the main extra slowly and stand at it, ready to close it, while someone else checks the lowest pipes.

Why open the main valve slowly?

Dry pipes are full of air. Opening fast drives water at the first closed fitting and can knock an old joint or a plastic fitting loose. A slow open lets the air push out of the taps you opened first.

What should you check under an elevated house?

Pipes on raised shore houses often run through the open space under the floor, where wind and cold reach them. Look for wet sand, ice-split insulation and drips at the line where it rises from the ground. WW-4 covers how those runs are protected.

Questions owners ask

Should the water heater be on when I turn the water back on?
No. Leave an electric heater's breaker off until the tank is full of water. A gas heater is for the plumber or South Jersey Gas only. See OD-3.
Why does the water come out brown at first?
Water that sat in the pipes and in the service line picks up rust and sediment. Run the cold tap until it clears, then follow OD-5 on flushing.
How long should I wait before leaving the house again?
Stay at least an hour after the main is fully open, and read the water meter before you leave.
Is it normal for faucets to spit air?
Yes, for the first minute or so. Steady spitting after that can mean a leak that lets air in, so keep watching.
