Automatic shutoff valves

An automatic water shutoff valve is a motorized valve on the main line that closes when a leak sensor gets wet or water flow looks wrong, so a burst pipe in an empty shore house loses gallons instead of thousands; it is installed by a licensed plumber.

Bring

  • A plumber's visit and an outlet or power source near the main
  • The house's Wi-Fi or a hub, depending on the system

The procedure

  1. Decide what should trigger it. Floor sensors only, or flow monitoring that spots a long run of water nobody is using.
  2. Check the main valve location. The motor fits on or next to the main. Under an elevated house it must sit above the flood level.
  3. Plan for power cuts. Ask whether the valve stays open or closes when power fails, and whether it has battery backup.
  4. Plumber's step: cutting the main and fitting the valve is a licensed plumber's job, under a plumbing permit where the town requires one.
  5. Test it twice a year. Wet a sensor and watch the valve close, then reopen it.

How is it different from a leak sensor alone?

A leak sensor tells you; a shutoff valve acts. In a house nobody visits for weeks, the hours between an alert and someone arriving are when the damage happens.

What should you ask before buying one?

Ask the plumber whether the valve fits the size and type of your main, where the motor will sit relative to the flood level, how it reports (Wi-Fi, a hub or cellular), and what it does when the power or internet drops. Ask, too, whether the irrigation line and outdoor shower are fed before or after it, because anything fed before the valve stays live when it closes.

Does it replace draining the house?

No. On a house with the heat on, it limits damage. On a drained house the main is already off.

Questions owners ask

Can I install an automatic shutoff valve myself?
Strap-on types exist, but anything that cuts into the main is a licensed plumber's job, and this manual treats it that way.
Will it shut off the irrigation and outdoor shower too?
Only if they are fed after the valve. Ask the plumber to check.
Does it work in a power cut?
Depends on the model; ask before you buy.
