Stop running toilets and drips

A running toilet in a rental is usually a worn flapper or a fill valve set too high; put a few drops of food coloring in the tank, wait 10 minutes, and if color reaches the bowl, replace the flapper before the next guests arrive.

Bring

  • Food coloring or dye tablets
  • A replacement flapper that matches the toilet (take the old one to compare)
  • A towel and a sponge

The procedure

  1. Dye test. Add a few drops of food coloring to the tank, don't flush, and wait 10 minutes. Color in the bowl means the flapper leaks.
  2. Check the water level. If water runs into the overflow tube, the fill valve is set too high. Lower the float as its maker shows.
  3. Shut the toilet's valve. Turn the small shutoff behind the toilet clockwise, flush to empty the tank.
  4. Swap the flapper. Unhook the old one, fit the new one and the chain with a little slack.
  5. Reopen and retest. Open the shutoff, let the tank fill and repeat the dye test.
  6. Faucets. A dripping tap usually needs a new washer or cartridge. Note the brand stamped on the handle for the plumber or the store.
  7. Plumber's step: a shutoff behind the toilet that won't close, or a leak at the floor around the toilet base, needs a licensed plumber.

How much water does a small leak waste?

EPA WaterSense says a faucet dripping once a second can waste more than 3,000 gallons a year, and a worn flapper can leak thousands of gallons a year without a sound. In a house that sits between bookings, that adds up fast.

Why do rental toilets fail so often?

Many first-time users, heavy summer use and long dry spells in winter all wear the rubber. Flappers are cheap; checking them monthly is the habit that pays.

Questions owners ask

Why does my toilet refill by itself every few minutes?
Water is slipping past the flapper into the bowl. The dye test confirms it.
Can I use a universal flapper?
Often, but some toilets need the maker's own size. Compare it with the old one.
Is a running toilet urgent?
It wastes water and money every hour, so fix it before the next check-in.
